Construction Offices – The Many Benefits

Portable offices, a constant keystone in the building of the West

The year is 331 BC, the Persian Empire’s hegemony of the Arabian peninsula and Central Asia is about to come to an end. Alexander the Great contemplates the next day’s battle strategy inside the confines of his portable military tent that has been transported all the way from Egypt for this very occasion. The battle of Gaugamela will decide the destiny of the Greek and Persian empires.

Flash forward to Yorktown, Texas, summer 2018. During August, the average temperature hovers around 95° Fahrenheit. James Rath is a project manager tasked with constructing the brand new building complex that will become Yorktown High School.

The comparison between the great battle of Gaugamela and the building of a modern high school seems drastic… but they actually have a lot in common. The comparison can resonate with modern construction companies. They have erected sky-scrapers, schools, businesses, and homes in extreme weather conditions and under stringent deadlines in an industry with one of the highest injury and fatality rates. And like Alexander, James Rath’s building of Yorktown High faces daunting challenges.

A plague of inefficiency clogs many construction sites manifesting as a “25 to 50 percent waste in coordinating labor and in managing, moving, and installing materials” (Modular Building Institute). Further studies show that somewhere between 50% and 68% percent of [construction] workers’ time is wasted (CCIM). In addition, construction holds the dubious honor of having the lowest productivity gains of any industry in America, astonishingly, [productivity] has plunged by half since the late 1960s (The Economist).

These challenges lead most construction companies to seek portable offices while coordinating their builds. Installing an on-site office and perching it with a birds-eye view of the construction site can go a long way.

In the case of Yorktown High School, they contacted Aries and quickly had a 12×48 construction office installed on-site.

Construction companies represent a dominant segment in the use of mobile offices. Construction sites, by nature, are temporary, yet often require a large on-site work space for engineers, contractors, clients, workers, surveyors, and overseers.

Modern portable office providers transform their offices to meet client needs. The builder of Yorktown High School needed assurance of climate control during the simmering Texas summer. Other construction companies lean towards compartmentalized space or noise control, depending on their particular needs.

Deadlines and on-demand portable construction offices

All construction companies have one thing in common: deadlines.

When they call for a portable construction office, they need things to be on time, with follow-through, and availability.

“We try to take away all surprises,” says Richard Stephens, a veteran in the portable office industry. The block-levels can be in place and a construction office can be tied down in as little as 24 hours. Extra time might be needed because we need a clear and level site, some places are tough to get to. If you are downtown, you might need a special permit,” says Richard.

In addition, customization might add 2-4 weeks for delivery time. It can also depend on how quickly the client accesses an electrician and plumber to outfit their new office.

Overall, though, a 12’ x 48’ or 12’ x 60 ́ mobile office can be properly processed, scheduled, and put in place in an average of 4-6 business days. That’s quite attractive to companies who need their construction offices in time to meet stringent deadlines.

Leasing for portable, on-site construction offices

Construction companies typically use portable offices at the site while they build a permanent building.

“We set it all up, and when they are done with the job we come pick it up, get it out of the way and move on to another site,” says Richard Stephens.

In this way, workers building the SOCO apartment complex in Austin, Texas benefited from a mobile office while building apartment complexes.

However, for this model of business to be convenient, the financial element must synchronize with the physical element. Construction companies may use temporary offices from just a few months to several years, and companies want flexibility with their payments that will match the flexibility of their modular offices. For this reason, the modular office industry increasingly offers leasing contracts. This allows construction companies to align their physical and budgetary timeline for their projects.

    Modular Buildings: From Temporary to Permanent with Ease

    A modular, temporary building success story

    The students had left for the day and the evening sun wasted its waning intensity on the mostly emptied teacher workroom. The principal took off his tie and threw it haphazardly across one of the rectangular work desks. His eyes became intensely focused. “Why can’t we get classrooms delivered?” he asked himself.

    Like in many other countries, his student base had grown exponentially. His classrooms now held 35 students each and if he added even one more student to the classrooms he’d have a teacher riot on his hands. Although he had money for more teachers, there was no place to put them. The district had plans for a new 3,000 student capacity school, but ground wouldn’t be broken on the new project until next year. For now, his school would have to find a way to deal with the space constraints.

    In entered Aries. In short time, there would be a small army of 414 portable classrooms rotating around Montgomery County’s school district. One school was able to operate with 500 more students than the infrastructure’s capacity. Summit Hall School added 240 students over its infrastructure capacity. Eventually, these students moved to permanent facilities, but until then, the district continued to outfit schools with pre-manufactured classrooms.

    By ordering prefabricated buildings, the students’ education wasn’t interrupted by constant construction noise as the building went up in half the time of a regular on-site structure. Besides the fact that temporary buildings could be built fast, it was assured that the school could meet capacity demands by the new school year.

    The parents’ concerns over safety were quickly dispelled by the quality and longevity of the materials – in some cases the material of the temporary building proved stronger than that of the permanent buildings.

    The district had solved their problem. Classrooms could be custom built and, best of all, shipped on demand to the location of the need. For the first time, the school had truly versatile, temporary classrooms constructed with high-quality building materials     .

    The future of modular, temporary buildings: schools, hospitals, government and business offices

    As the Montgomery School case study shows, modular buildings offer solutions for cost, time to occupancy, and site disruption.     Modular Buildings: A Timeless Solution Since Before the Pilgrims

    So you know the trailer classrooms at my school?” said my niece. “Yes,” I responded. “I realized today the Native Americans were making those modular buildings long before that Aries company you work with!” Hmm. The holidays often bring about introspection, especially for children. But my niece had a point worth pondering, so I did. And now I’m passing these wispy thoughts and information on to you, so as you walk forward in the world of construction trailers, mobile offices, and other prefab dwellings, you can think back to the original portable buildings of America’s Great Plains.

    For thousands of years, Native Americans sought housing suitable for their lifestyle and climate. For nomadic tribes that followed the buffalo, it was imperative that their entire village was able to pick up very quickly and move along to another location (sounds a bit like workforce housing, no?). These relocatable quarters, or teepees, were built using many long wooden poles for the frame, then tied together snug at the top and spread out wide at the ground, making an upside-down cone shape. After this frame was tested for sturdiness, a giant covering made from buffalo hides was placed over the structure. This process took around 30 minutes, making it an extremely efficient way to live.

    As tribes migrated, each family in the village would carry along their own poles and hides, erecting teepees around 12-feet tall. After horses came into the picture, they started building them twice as tall. In the summer time, the buffalo hide could be raised, allowing the cool plains air to flow through the gap at the bottom. And in the winter, the teepee could be quickly insulated by adding additional coverings over the structure and building a fire inside, allowing the smoke to flow out the hole on top of the teepee.

    When it gets down to it, not much has changed when it comes to what we look for in a portable building.

    It all comes down to process. The question is, how in the world does Aries Building Systems achieve such a delivery?

    The Prep

    Before delivery even begins, there is a substantial amount of prep work done in order to ensure that not only the delivery, but installation upon arrival is possible. When selecting the location where the modular building will be placed our clients and us consider grade, soil, proximity to water and sewer lines, existing structure, etc. in order to ensure that the building can be safely delivered and installed. Once the location is approved, a site crew can begin to prepare the site for the delivery. This preparation can include foundation work, utilities, walkways and many other critical components to a successful delivery.

    The Delivery

    Modular buildings are built to withstand the rigors of transportation and craning onto foundations but that doesn’t make the process any less impressive. The buildings are built with what are called pick points where the panel or module can be lifted by crane onto trucks designed specifically to tow them. The crane may vary depending on the building but the most common is a hydraulic crane; crawler cranes or tower cranes are also used in certain circumstances. Once loaded onto the truck the building makes its very slow journey to the site.

    During transport, these trucks typically are accompanied by escorts because of the vast size of the units (often taking up more than one lane) and because they often drive below the speed limit to ensure the building does not become damaged. This entire process not only requires the coordination between Aries and our clients but also state governments. Each state has differing permits, codes, lead cars, and fees required for such a delivery which means the delivery for a used building may change slightly on a case by case basis. Once arrival at the site, another crane is used to lift the building off the truck and onto the foundation. At this point external connections such as water, alarm systems and data lines can be made to the building.

While this individual step may seem more complex than the delivery of materials to a traditional construction site, the time saved by building off-site and delivering the completed building can cut a projects time in half.
