Modular Buildings: A Seamless Transition From Temporary Buildings to Permanent

2019-10-08T16:17:59+00:00

A set of three images horizontally oriented. First one is a rectangular, wooden modular building with ramp and a long rectangular covered porch edged by a chest-high, wooden railing standing on a gravel foundation on a sunny day as pine trees appear in the background. Second, the Aries Ram’s head logo inside of a red circle underneath the text “Modular Building Institute.” And finally, the inside of an empty modular building with three columns where a dozen long rectangular desks on wheels with attached foldable benches are lit by interior lighting and sunlight filtering through multiple rectangular windows.

A modular, temporary building success story

The students had left for the day and the evening sun wasted its waning intensity on the mostly emptied teacher workroom. The principal took off his tie and threw it haphazardly across one of the rectangular work desks. His eyes became intensely focused. “Why can’t we get classrooms delivered?” he asked himself.

Like in many other countries, his student base had grown exponentially. His classrooms now held 35 students each and if he added even one more student to the classrooms he’d have a teacher riot on his hands. Although he had money for more teachers, there was no place to put them. The district had plans for a new 3,000 student capacity school, but ground wouldn’t be broken on the new project until next year. For now, his school would have to find a way to deal with the space constraints.

In entered Aries. In short time, there would be a small army of 414 portable classrooms rotating around Montgomery County’s school district. One school was able to operate with 500 more students than the infrastructure’s capacity. Summit Hall School added 240 students over its infrastructure capacity. Eventually, these students moved to permanent facilities, but until then, the district continued to outfit schools with pre-manufactured classrooms.

By ordering prefabricated buildings, the students’ education wasn’t interrupted by constant construction noise as the building went up in half the time of a regular on-site structure. Besides the fact that temporary buildings could be built fast, it was assured that the school could meet capacity demands by the new school year.

The parents’ concerns over safety were quickly dispelled by the quality and longevity of the materials – in some cases the material of the temporary building proved stronger than that of the permanent buildings.

The district had solved their problem. Classrooms could be custom built and, best of all, shipped on demand to the location of the need. For the first time, the school had truly versatile, temporary classrooms constructed with high-quality building materials     .

Black chairs with stylish back supports are neatly tucked in under rectangular desks facing the forward wall of a whitewashed square room purposed towards education as light filters through three square windows.

The future of modular, temporary buildings: schools, hospitals, government and business offices

As the Montgomery School case study shows, modular buildings offer solutions for cost, time to occupancy, and site disruption. It’s an essential tool in the toolbox of any large enterprise intent on rapid growth or for increasing the capacity for flexible, instantaneous reactions to any circumstance.

Every company has bottlenecks, but for the first time, infrastructure doesn’t have to be the intimidating obstacle that defies creativity in the search for institutional capacity. You can now increase capacity with temporary to permanent offices.

Modular, temporary building has attracted interest from many sectors including those looking at how to handle the immigration crisis, companies conducting R&D in remote locations, entrepreneurial start-ups, hospitals, the military, government services (GSA approved), and corporations moving their offices to new towns. The adaptability of modular buildings to meet sound, temperature, lighting, and sanitation requirements creates a huge demand for these specialized buildings.

Among some of the uses of modular buildings are:

  • Hospitals use specialized modular building that meet stringent health requirements to continue patient treatment as hospitals get technological and infrastructure makeovers.
  • Governments, the largest service provider in the country, use temporary to permanent buildings for handling unexpected movements in staff or service population (e.g. disaster relief, management of growing populations, movement of military installations).
  • Start-ups benefit with temporary building though the low-investment that generates saving on rent and provides a foundation for continued growth.
  • Corporations can move essential components of a business to a new town and begin to solidify their presence before the final and complete establishment of their business.

If you can dream it, Aries can build it! An investment in temporary building leads to expanding a company’s potential as it becomes unfettered from time- consuming infrastructure constraints. Suddenly, building space becomes reactive and sensitive to company needs making modular building the new “ace” up institutions’ sleeves.

Modular Building Leader Aries Attends Wisconsin State Education Convention

2019-05-30T00:12:46+00:00

Modular building leader Aries was proud to exhibit at the 98th annual Wisconsin State Education Convention held from January 23-25, 2019 at The Wisconsin Center in Milwaukee, WS.

Aries Midwest Territory Manager Jason Ellis was on hand to provide information about the company’s multitude of education building solutions for school districts – from temporary classrooms to permanent, multi-unit campuses.

The educational sector is a very important focus for Aries as we grow our business in the Midwest Region. This is our first year attending The Wisconsin State Education Convention – we’d like to thank all those who stopped by and spoke with us.  I have enjoyed delivering quality modular building solutions to clients including school districts here in the Midwest for over 14 years. Being at a convention like this where we can speak face-to-face with educational leaders from different districts, allows us to provide those individuals with insight into the products and services Aries offers.” Says Ellis.

This special event brings together school board members, administrators, business officials, educators and other public education stakeholders from around Wisconsin to discuss important issues, share ideas and hear from state and national education leaders.

“In speaking with these thought leaders, we provide an attractive alternative to traditional construction practices, through our modular building approach; as well as temporary modular solutions to supplement the need for additional space when the need might arise.  Aries and I look forward to working with these leaders now and in the future.”

In 2018, Aries claimed the first place award at the annual MBI Modular Building Awards in the Relocatable Education category for their work with the Ascension Parish School Board’s Flood Recovery Temporary Classrooms, in Gonzales, LA. Aries also took home a first place award in the Relocatable Special Application category for their work with Birdville ISD, a school system Haltom City, TX.

In both instances, by utilizing their signature “Turnkey Advantage,” Aries showcased their competence by building, transporting, and working on-site to install the modular buildings for each school district, enabling students to benefit from the enriched programs provided in the modular units.

Because Aries modular manufacturing capabilities allow them to build facilities off site while simultaneously progressing land development on site, projects can be completed in roughly half the time of traditional construction. Every one of Aries’ modular classrooms adheres to stringent codes and regulations, so the quality and safety of an Aries modular facility is a sure bet. Indoor factory processing means no weather delays, no postponed work schedules, and no surprises.

Modular Buildings Were Here Long Before The Pilgrims, and They Haven’t Changed As Much As You Think

2019-10-09T16:35:49+00:00

So you know the trailer classrooms at my school?” said my niece. “Yes,” I responded. “I realized today the Native Americans were making those modular buildings long before that Aries company you work with!” Hmm. The holidays often bring about introspection, especially for children. But my niece had a point worth pondering, so I did. And now I’m passing these wispy thoughts and information on to you, so as you walk forward in the world of construction trailers, mobile offices, and other prefab dwellings, you can think back to the original portable buildings of America’s Great Plains.

For thousands of years, Native Americans sought housing suitable for their lifestyle and climate. For nomadic tribes that followed the buffalo, it was imperative that their entire village was able to pick up very quickly and move along to another location (sounds a bit like workforce housing, no?). These relocatable quarters, or teepees, were built using many long wooden poles for the frame, then tied together snug at the top and spread out wide at the ground, making an upside-down cone shape. After this frame was tested for sturdiness, a giant covering made from buffalo hides was placed over the structure. This process took around 30 minutes, making it an extremely efficient way to live.

As tribes migrated, each family in the village would carry along their own poles and hides, erecting teepees around 12-feet tall. After horses came into the picture, they started building them twice as tall. In the summer time, the buffalo hide could be raised, allowing the cool plains air to flow through the gap at the bottom. And in the winter, the teepee could be quickly insulated by adding additional coverings over the structure and building a fire inside, allowing the smoke to flow out the hole on top of the teepee.

When it gets down to it, not much has changed when it comes to what we look for in a portable building.

Time savings

Since the construction of modular buildings can take place simultaneously with the site & foundation work, projects can be completed in almost half the time as traditional construction, not to mention the elimination of weather delays.

Safety

Prefabricated buildings are built to meet or exceed the same building codes and standards as site-built structures, and the indoor construction environment reduces the risks of accidents for workers.

Quality

Modular buildings are assembled with the same materials, building codes, and architectural specifications as traditional construction, using BIM technology to assess energy performance and identify the most-cost effective measures in advance.

Environmentally conscious

Modular construction takes place within a controlled facility, minimizing site disturbance, besides reducing waste and continued need for raw materials – as the same modular unit can be used time and time again.

Adaptability

A portable classroom can have another life as a mobile office. A mobile container can be customized into a construction trailer. Modular units can also be designed to fit in with external aesthetics of any existing structures, making them virtually indistinguishable from any other architecture.

When it’s all said and done, the most important part of the equation is the families which make up the village. Although the days of the North American nomadic tribes are passed, the responsibility to “create your own space” still remains in the hands of the families within our communities. The Native Americans worked together as a unit in order to make sure their community was safe, fed, and had the opportunity to grow in the face of change. Here at Aries, we still value that keeping people cool, warm, safe, and comfortable is still the goal. And as a family-owned business, we believe in helping our communities grow in every way we can.

Know Your Different Modular Building Leases

2019-02-15T23:41:04+00:00

Know Your Different Modular Building Leases

As the business world becomes progressively faster paced, the utility and usefulness of modular construction has become well-known to project managers looking for a versatile solution to their space problem. From a portable container to store on-site construction materials, to a full-scale temporary modular campus, modular buildings are being used more and more every day.

To help companies that are looking to quickly finance modular buildings, Aries Building Systems has put into place several attractive leasing options to choose from. Low interest rates make leasing an incredibly affordable option, even when considering additional costs like delivery and installation.

Leasing modular buildings also means that you can avoid amortization fees. Leasing includes all the same things that purchase does: delivery, installation, site work costs – although some costs may not be rolled into the leasing contract and may have to be paid up front.

The aesthetic design of modular buildings have come a long way and are a far cry from the grey, drab structures of yesteryear. Now, they can be custom built and designed to fit any floor plan for any application – from portable containers to modular classrooms and offices, with a wide array of potential amenities to boot. With all that being said, what’s the best leasing option for you?

SHORT TERM LEASE

A vast majority of our business comes from companies who are looking to make use of a modular building for a short period of time. In this instance, a short-term lease is preferable. Rather than make a commitment to a long-term lease with a traditionally constructed building, a modular building gives you the freedom to lease only the time that you need. This can potentially save your company thousands of dollars in costs!

Low monthly payments are the main benefit to choosing a short term modular building lease. Monthly rates are based of the type of building you and length of lease that you choose. A short term modular building lease delivers with it a high level of flexibility, and typically range from 12 to 60 months.

OPERATING LEASE W/ BUYOUT

With an operating lease with a buyout option, you are able to own your modular building at the end of the lease term that you select. When choosing this option, you are allowed to choose both the lease term and the buyout amount. You simply pay the monthly lease rate, and, at the end of the lease term, you can complete the building purchase by paying the buyout amount you selected.

Typically, an operating lease w/ buyout has a term length between 24 and 72 months, with buyout options in the range of a few thousand dollars. Another major benefit is the fact that Aries owns the building entirely throughout the lease term. That means that you don’t have to be bothered with maintenance costs. At the end of the lease, you take full ownership.

MUNICIPAL LEASE

This is a low interest financing alternative available to government and municipalities, schools, and some charter schools.

LONG-TERM LEASE

Longer-term modular building operating leases offer lower payments and peace of mind knowing you are locked in at your rate for the term of the modular building lease. Short-term portable modular building leases are perfect for swing space or when you are not exactly sure how long you will need the temporary space. All of our operating leases can be renewed an unlimited number of times, giving you the flexibility to effortlessly balance your budget and space needs.

Knowing the variety of lease types available prepares you to select the right modular building to fit your needs. All of these lease types are available at Aries Building System and can be browsed via our online modular inventory page.

If you believe that Aries could be of service to your organization and provide you with the lease you need, please visit us ariesbuildings.com or give us a call at (888) 702-0134.

While the old school was being torn down and a new one built in its place, Aries provided 4 classrooms, an office space, and “gang” style bathrooms.

Additionally, we have our California-based office, Class Leasing LLC, that has been the preferred provider of DSA-approved relocatable classrooms for over 20 years.

4. Disaster Relief

Aries is Prepared with Emergency Modular Buildings This Hurricane Season

2019-02-08T20:00:37+00:00

2017 brought unprecedented hurricane destruction to North America. From Houston to Puerto Rico, the storms caused severe flooding and power outages, leaving thousands homeless and infrastructure in disarray. Even today, almost a year later, the recovery efforts are still in progress as these communities work to rebuild their lives.

During these trying times, Aries worked to be of service and provide affordable emergency modular buildings, classrooms, mobile offices, and other temporary building solutions to businesses and government agencies in need of temporary facilities. Though we hope for a calm hurricane season this year, Aries is prepared to provide these types of emergency modular buildings again if necessary.

What to expect this season

We are approaching the most dangerous time-frame of hurricane season which typically runs June 1st through November 1st, with the peak falling between mid-August to late October. The National Oceanic and Atmospheric Administration’s Climate Prediction Center predicts “a 70 percent likelihood of 10 to 16 named storms with winds of 39 miles per hour or higher. Five to nine of those could become hurricanes, with winds of 74 mph or higher, and one to four could develop into major hurricanes, which have winds of 111 mph or higher,” (New York Times). While time will only tell if these storms manifest, regardless, it is important to mentally and physically prepare for the potential damage.

What emergency modular buildings provide for hurricane relief

After any natural disaster one of the most valuable resources is time. The ability to provide immediate solutions is extremely important for people’s safety, health, and overall well being. Emergency modular buildings provide a very quick solution in often frantic times and can give people the necessary shelter they need to begin to rebuild. With short delivery and installation time, emergency modular buildings help drive quicker recovery.

How Aries is prepared for hurricane season

From finance, development, design & manufacturing, and delivery, Aries can take on the entire range of project needs. Their emergency modular buildings can fulfill almost every need, including:

  • Design/build engineering
  • In-house manufacturing
  • In-house transportation arm
  • Construction services and general construction
  • Civil work
  • Land development
  • Capital and finance leasing
  • Logistics contracting including:
    • Food service and cleaning
    • Security and transportation services
    • Laundry and tailoring services
    • Waste management
    • Vector control
    • Labor support and supply
    • Tailor made maintenance contracts
    • Power transmission and design including generators
    • Water storage, pumping and sewer treatment
    • Consulting

Here at Aries, we are well versed in disaster relief and are prepared to help any way we can. Beyond hurricanes, we have also provided emergency modular buildings during  the devastating Canadian wildfire of May 2016 and recent flooding in Louisiana resulting from long periods of torrential downpours in August 2016. With the experience and expertise of the Aries’ workforce, exceptional and fast service is guaranteed.

For more information, or quotes on how we can provide hurricane relief, contact Aries Building Systems at 877-721-4363 or visit our devoted international emergency relief page on our website: https://ariesbuildings.com/international-emergency-relief/

Aries Provides Mobile Showroom for Les Schwab

2019-02-08T20:01:57+00:00

Being re-locatable is one of the shining features of our modular buildings. The practical application of this mobility was demonstrated in a recent project completed by our team.

THE PROBLEM

Les Schwab Tire Centers, a popular tire retail chain in the Northwest United States, have begun a company wide initiative to remodel more than half of their 470 locations. The remodeling process will involve on-site construction, which would normally disrupt normal business activities. In the case of Les Schwab, the concern was that their showroom/sales operations floor would be out of commission during the construction process.

ARIES IS HERE TO HELP

With these rooms being critical for effective sales and customer experience, Les Schwab reached out to Aries for a temporary solution. Our logistics team devised a plan to provide the company with modular buildings to temporarily serve as showrooms.

One of the critical requirements of these containers was being re-locatable. The modular showrooms would only be needed at each site for the first phase of construction, after which the container would be relocated to the next store undergoing the renovation processes.

Les Schwab Tire Center’s architecture and engineering firm recognized Aries Buildings Systems as the perfect solution for their needs.

Aries worked with the Les Schwab Project Management team to design their ideal space. Three buildings have been successfully designed, constructed, delivered, and installed in Spokane, Washington, Ontario, Oregon, and Caldwell, Idaho.

OUR SOLUTION?

Each skid-mount, 20’ x 40’ show room features full storefront glass with moment frame construction. Both the interior and exterior finishes are true to Les Schwab’s original style. The showroom’s waiting areas feature an internet bar and slat wall where products may be displayed.

Aries carefully constructed these buildings to withstand multiple relocations; it is expected that each container will relocate to 3 or 4 different locations per year.

Aries will continue to work with Les Schwab Tire Centers until the remodeling of all stores is complete; Aries will be available for maintenance and building relocation, as needed.

Greg Pfeiffer, Aries Building Systems Senior Account Manager, commented on the success of this project:

“Aries Building Systems is excited to be part of the team of this very recognizable brand in the Pacific Northwest.  These show room buildings have earned multiple accolades from our customer, including the Les Schwab CEO, and are a perfect representation of our modular capabilities, as well as the architectural features which identify this customer so readily.  And, the relocatable concept incorporated into the design and use assures Aries Building Systems of a long-term relationship with this customer.”

This project wonderfully showcased the commercial applications of modular buildings. By choosing modular construction, Les Schwab Tire Centers are able to continue business as usual!

Aries Building Systems continues to establish themselves as the go-to team for educational building needs, providing a temporary campus to Richwood County after flood damage, to Austin High School during a main campus renovation, and recently to Worthing High School in Houston, TX.

Worthing High School were short on space after an influx of new students enrolled. The situation called for a fast and convenient solution, so the school contacted Aries.

Aries delivered 11 modular buildings to Worthing High School 6 weeks ahead of schedule! In addition to arriving early, buildings arrived ready for immediate use, no delays in obtaining permitting or certificate of occupancy—the Aries Turnkey Advantage.

Worthing High School enjoyed the Aries Turnkey Advantage—buildings arrived ready for immediate use.

The 8,500 square foot campus encompasses classrooms, restrooms, and a detention pond. By choosing modular construction, Worthing High School received fully functional education space in half the time and at half the cost of traditional construction.
