Why Modular Building Industry is Taking Over the World

The modular building industry has made several seemingly unrelated splashes in the last decade. Scattered amidst the torrent of information assailing our screens, we have all caught a rumor of a modular hospital built in Wuhan, China in just two weeks. Forbes, CNN, and other major news outlets have reported on the Marriott Hotel chain’s push to build high-rise modular hotels. In 2014, Business Insider reported on the construction of a series of New York modular apartments.

The list goes on.

A luxury hotel room with square windows, a large king size bed, and in the back of the room, a living area with couch, TV, lamp, and a door that leads to another room, all examples of what can be accomplished with prefabricated building.

The news is hardly surprising for many professionals in the modular building industry.

For years they have been touting the benefits of modular construction, highlighting how well these benefits align with some of today’s most pressing needs. For example, as an eco-friendly, less wasteful option, modular construction offers new generations options that fit their values. Furthermore, in 80% of U.S. markets, housing prices are rising faster than wages. Within this scenario, modular may be the long-sought ace in the sleeve for urban development.

From hospitals at full capacity (The Bureau of Labor cites increased demand from caring for the aging baby-boom population, longer life expectancies, and continued growth in the number of patients with chronic conditions), to overwhelmed school systems, to the continuing urbanization of the global population, the types of modern issues addressed by modular construction creates another lengthy list.

When all these data points are compressed into numbers, the picture that emerges is quite clear. According to Allied Market Research, the modular building industry is set to grow at a CAGR of 7.1% between 2019-2026. Yet as the Bureau of Labor Statistics reports, 5 out of 20 of the fastest-growing industries from 2019 to 2029 are in healthcare and social assistance. With these providers turning to modular solutions, it may very well prove that 7.1% CAGR is an understated figure.

Modular Building Industry’s Biggest Hurdles

But that is not the only reason to believe that the prefabricated building industry might very well overperform. The biggest hurdle that modular construction needs to overcome to revolutionize the construction industry is the problem with perception. Firstly, as modular properties are often considered chattel (relocatable buildings), there is a perception that finding competitive mortgages may be a challenge. However, not all modular buildings are chattel, and modular companies are beginning to offer their own financing and leasing packages.

Secondly, there has been a long-standing myth about modular buildings being low quality. This may very well have to do with the association of mobile homes, which are a type of modular building, often also associated with economically depressed areas of the urban landscape.

Yet with modular becoming the spotlight of architecture awards that hail it as “the future of architecture that will take over the world,” and with luxury hotels being built using modular technology, past perceptions of modular building quality are seemingly built on quicksand.

With tech giants like Facebook and Google, and industry leaders IKEA and Toyota investing in modular building, we can expect many R&D achievements. Future modular buildings will be more affordable, smarter, more aesthetic, and simply more attractive to new generations of home and business owners. Will future modular buildings come pre-set with “Alexa”-style systems that manage dozens of appliances through voice control? With Google and Facebook involved in modular, it is not off the table. As the Covid-19 pandemic proved, the modular building industry is well equipped to modify their buildings with technological turnkey solutions.

Quality Modular Building and Service, from Sea to Shining Sea

“We realize that our buildings are their image,” Richard “Dee” Stephens II states matter-of-factly, “our customers want portable office trailers to hold meetings in. They have owners, clients, and everyone else coming in.”

Richard and I are talking on the bleachers of a rodeo ring, the red dirt tossed around in piles after a day of competition. Even on a Saturday afternoon, with his friends and fellow competitors a few yards away, Richard finds time to sit down and talk about his work at Aries.

That attentiveness to his work, he states, is what sets him and Aries apart from the competition in modular offices. “It’s all about responsiveness. You must stay in front of the customer. They have to have confidence that we will get back to them in a timely manner and take care of whatever issues they may have.

Through facilitators such as Richard, Aries has become the preferred vendor for such prestigious companies as the NRP group, Southern Border Constructors, and Skybeck, amongst others.

“It’s the quality of the portable office trailers, and the fact that we still care about customer service. Biggest two things,” he says about the key to becoming a preferred provider.

The customers build a relationship of trust with Richard, their single point of contact for everything from design to delivery and pick-up, and this creates a harmonious workflow between the customers and Aries.

In another part of the country, Tom Pieper hits on the same notes. He handles portable office trailer deliveries across the central United States. When I call him, he is taking a break from doing some work on the ‘66 Mustang that he’s had since 1985.

For him, customer service starts with the first call. Tom listens to the customer’s needs, his experience guiding his questions. His goal is to help both him and the customer discover exactly what they need. By paying attention to the details, Tom helps craft and deliver a project exactly suited for each customer. The initial call begins a relationship that will continue throughout the process.

“The people at Aries have a good tenure in the industry, and are familiar with the process,” he answers when asked why Aries is superior to the competition. “And they have a single point of contact. With our competitors there will be at least 3-5 different people you have to speak with to get people on-site. It’s crazy. You call customer service and are on hold, waiting to talk to three or four different people, like a cable company. With us, it’s a direct line.”

For Aries, acquiring human resources with the talent and experience of Richard and Tom is a fundamental part of the business.

“When they were looking to hire me, they gave me a tour of their facility,” says Richard, “they had different units at different stages. I was able to see the work that went into them. I realized that the buildings were superior to others I had seen in the industry.”

The quality he found at Aries also convinced Tom to jump on board. The new equipment and the fact that Aries’ owns its factories, convinced him that the company was “moving in the right direction.”

This quality is no accident. At Aries, management believes that going the extra mile in manufacturing new buildings pays off, not just with the customer, but by attracting the best talent in the portable office trailer industry.

“These guys have seen it all. When you’re coordinating so many hands to get things delivered and set up, mishaps happen. In Texas, Richard goes back to talking to the other competitors about the day’s rodeo. Tom, finishes working on the Mustang for the day and prepares for a bike ride with his wife.

What Industries Are Best Suited for Fast Modular Building?

Most people associate modular construction with certain industries, such as the construction, education, health, and energy sectors. The efficiency and durability of modular buildings make them dominant products that are extremely useful in these fast-paced industries.

However, modular construction can be found in the unlikeliest of places, such as residential homes, governmental buildings, and skyscrapers. Other industries such as the hospitality, restaurant, and disaster relief industries have also begun taking advantage of the time and cost savings offered by the prefabrication industry.

In the following list, we illuminate some of the most astonishing uses of modular building in six different industries.

Health Industry

In the mid-1800’s, the Florence Nightingale-associated Renkioi Hospital proved to be a great success. During the Crimean war, this modular hospital saved, by a factor of 10, more lives when compared to the other British hospital in use, the Scutari Hospital.

Fast forward to 2020, and the same formula for the rapid construction of modern hospitals is still being applied. Today, the healthcare industry represents the third largest consumer of modular products, behind the commercial and educational sectors. For example, the modular industry made possible the construction of a 300,000 square foot hospital in only 6 days. The prefabricated modules housed over 1,000 patients fighting the most recent coronavirus in Wuhan, China. Here in the United States, portable clinics, modular hospitals, and emergency portable housing facilities are literally “saving the day” as there is no time for traditional construction amidst a pandemic.

More than anything, modular hospitals prove just how specialized modular buildings can become; as well as treating large amounts of critically ill and injured patients with little disruption and when time is tantamount.

Education

Education centers all around the world benefit from permanent buildings and temporary accommodation buildings. Labs, modular classrooms, offices, gyms, and locker-rooms have all been built using prefabrication. The education industry represents the second biggest consumer of modular products.

For example, in London in just one year the Apex Towers were constructed as student housing. Rising 29 stories and containing 580 units for student living, Apex Towers highlights one of the strengths of off-site manufacture which is the non-intrusive nature of its operation. A reporter for Construction Manager Magazine stated, “I have been on-site for over an hour and during that time I have only seen a handful of operatives, working from mast climbers on the façade, a few site managers, and just two lorry deliveries, each carrying one piece of cargo.”

Despite the low activity level, the tower was built at dizzying speed thanks to turn-key modules that were delivered ready for use, foregoing the need for installation of sinks, bathrooms, electrical finishes, water pipes, sockets, or light switches.

The streamlined architecture also highlights the modular industry’s venture towards more customizable structures that fit the personality of clients.

Construction

Traditional and modular construction have a long history of working together. For example, on most traditional construction sites, a portable, modular office can be found on-site.

In addition, many builders use hybrid projects that place modular buildings alongside traditional construction. Clients appreciate the choice of having these portable solutions paired with more permanent buildings. Relocatable buildings also are in high demand next to traditional construction.

In New York, condos worth between 2 million to 2.5 million on the market have been built using hybrid construction. The rooms themselves were manufactured off-site, but the outside façade is designed and built in a traditional manner to give it a unique and personalized feel.

The modular industry’s speed and cost advantages are well known. But can prefabricated buildings be a luxury product with top notch quality? Yes, according to Marriott International.

With 14% of the market, Marriott International is the biggest player in the luxury hotel industry. In many ways, they set the pace for other hotel chains, creating best practices that will be followed by competitors. That is why when they built the world’s tallest modular hotel in New York City, they lauded it as a “game-changing symbol” for the industry. As reported by Forbes:

According to Julia Brenner’s article in Forbes.com, “The New Marriot in Manhattan is the World’s Tallest Modular Hotel”: “[T]raditional construction times] have increased by as much as 50 percent since 2011. In addition to shorter build times, [Marriott International] has found that modular construction has additional benefits, such as reduced curbside waste and noise disruption, while resulting in an end product that is higher quality due to the factory-level precision used to create each guest room module.”

In 2018, the hospitality industry represented the fourth largest consumer of modular products. When the doors to the B1M open this year, the hospitality industry will be well on its way to closing the gap between itself and the third-place healthcare industry.

Governmental Buildings

Created to house the 1851 World’s Fair, the Crystal Palace in London awed visitors with its splendid glass ceiling. Spectacularly, the iron frames and modular construction allowed the Crystal Palace to be built in only 190 days, a mind-boggling figure.
