Spotlight: Mike Bollero Sr

Bollero copyA true “salt of the earth” kind of guy, Mike Bollero, born in Elkhart, Indiana, is a self-proclaimed workaholic that has finally learned to stop and smell the roses. Most people with this type of grateful attitude didn’t acquire it because things came easy for them, and Mike is no exception. Mike Bollero Sr. is a self-made man.

Mike Sr. joined the RAM team in 2012 as the President of Aries Building Systems, LLC. His previous C-Level positions have lent him a vision for modular construction and manufacturing, which is the reason why he is Reliant’s Chief Operating Officer responsible for all manufacturing, sales, and operations for Aries and other RAM interests. In this position Mike is a force that needs to make things happen!

Mike brings over 40 years of industry experience to RAM.Before joining RAM, Mike was the president and CEO of Southern Modular Industries, a multi-plant manufacturer of commercial modular structures. His experiences at Resun Leasing, PortaKamp Mfg and Elder International have driven the turnkey modular solutions that Aries offers. Since he has been with RAM it has experienced upward success and financial growth.

With his industry experience it’s no surprise that Mike Sr. provides excellent leadership and is proud to be the ‘go to guy’ for commercial modular construction, long-term modular residence suites, man-camps, workforce housing, educational modular solutions, government installations, and more.

Bollero believes that Aries rises above and goes beyond the basic needs of customers and clients. Our business model does not include or require a lot of ‘insulatory’ layers of management, he expects his managers to have a passion for the business and to be as hands on as the company needs. Mike believes in encouraging all team members to practice ‘doing the right thing’. His favorite part about being a leader is working with genuinely good people that want to grow and succeed, and he enjoys being a mentor and watching the next generation of Managers grow. Mike also has been involved with the Modular Building Institute for many years and is a past President of the organization. He believes there is a responsibility to “pay forward” to an industry that has been good to so many of us.

Because the company is uniquely vertically integrated and has diverse but common product lines, he is confident that Aries will solidify its roles as an industry leader and continue its strong growth; remaining a unique and great company to work for.

Mike Sr. is learning to enjoy his work-life balance. It wasn’t always as balanced as it is today. He has learned through life experience not to take any day for granted. When he’s not at work you may find him on the links or on the water. You might also find him fishing on hanging out at a game with his so. His perfect day would be with friends and family, celebrating life.

Speaking of family, Mike Sr. isn’t the only “Bollero” at Aries. Mike Bollero Jr. joined the Aries Building Systems team in 2013 as the Vice President of Sales and Marketing. He is responsible for all sales and marketing functions of modular buildings and workforce housing solutions.

The father and son team have been working together for a number of years, and as with any family relationship, there moments when both ‘agree to disagree’ – and move on to the next task on the list. Both Bollero men share a deep respect for one another, which becomes apparent very quickly to those that have the opportunity to work alongside either of them.
When asked to describe his son in an email exchange, Mike Sr. responded, “a GOOD MAN” (note the all caps!) and feels blessed that his son is not only professional and knowledgeable about the industry, but he also brings the ‘next generation’ point of view. Mike Sr. also notes that his son is ethical and compassionate, and that with his extensive knowledge and experience in the modular market he has developed an in-depth knowledge of the industry and how to manage projects and develop business.

Bollero says if he wasn’t in the modular industry he would have been a structural engineer (makes sense!) or perhaps be an attorney, but is very happy he chose the modular industry and is part of Aries Building Systems.

The New Craze is Modular

The new craze is modular.

In fact, modular is rising so fast some of the components that are being built look so sci-fi and futuristic, it’s almost hard to believe that these buildings are going up. Because modular means affordable, sometimes affordable means smaller. When housing becomes small, sometimes the corresponding furniture needs to fit. These modular apartments are on the rise in places globally like Japan and Argentina where the population is high but the footprint for construction is small. These prefabricated units have dining tables that rise from the kitchen floor.

Millennials have told the world that they can go tiny, so it’s no surprise that in Austin, a city that is growing rapidly with residents under the age of 30, the housing has exploded out of control. As the housing shortage gets worse, landlords and apartment complexes raise rents to meet the growing demand. What’s the solution? Modular units that explore sustainability, have ten foot ceilings, can fit a queen size mattress, and fit together much like ‘wine fits in a wine rack’.

Super builder KB Homes is now using modular. The switch to prefabricated construction was driven by the shortage of skilled construction workers. Modular homes have historically had a tough time breaking into the market, and the idea has been around for years with the biggest accomplishment of pushing prefabricated trusses in the late 1980’s.

When architect designers approached KB Homes about a ‘cartridge concept’ of assembling modular rooms off-site and then fitting them into place ‘on site’ KB Homes seriously considered its construction process. In places where housing is so hot that there are multiple offers within a five hour span of hitting the market, home builders are begging for permits to build, and they are often selling out within weeks with lines out the door waiting for homes to be built. Modular construction allows more communities to open up faster, cheaper, and greener, and also combats construction waste.

Many chain restaurants are pushing modular to their franchisees, often giving multiple design options for building new restaurants. The modular design option now allows buildings to be erected in as little as three months. Choosing a prefabricated modular option where the restaurant is built off-site often saves franchisees more than $100,000 off their cost, and up to 12 weeks off their launch timeline.

New Year, New Modular Building Innovations from Around the World

Festive 2016 Modular Building2016 brought all kinds of extraordinary modular building innovations into global focus. From “461 Dean” – the world’s tallest modular building in New York City, showing the world that modular design has the potential to make cities more affordable – to 3D printed modular structures, pop up modular construction, and recycled prefabrication solutions illustrating what innovations are peeking at us from over the horizon.

In November, 461 Dean became the world’s tallest modular building following a series of dramatic setbacks and challenges which ultimately put the ambitious project 10 millions dollars over budget, 2 years behind schedule, and gift wrapped in legal drama galore. However, the final product still stands taller than any other, and promises to bring an equally high level of financial relief to it’s inhabitants, both commercial and residential. In an area where the median rent is pushing $3,000 per month, a new building offering monthly rent in the $500 + zone is music to New Yorker’s ears. A new tune indeed, and an example has now been set to other cities: modular building has the potential to be a real solution. Although the delivery of 461 Dean didn’t go (even remotely) as planned, the world’s tallest building has set the stage for the rest of the world to not only “think outside the box,” but 32-stories worth of boxes.

Just beyond the shadow of the world’s tallest modular building, a handful of other interesting innovations have made their way into 2016. On the heels of a Chinese construction company erecting a partly modular skyscraper in 19 days, there have been many “feats of speed” in the modular building industry this past year. As we know, modular construction continues to increase in popularity because it’s built offsite using the same architectural designs and materials as traditional construction methods, and delivered and erected “turnkey” style – limiting environmental disruption, a multitude of safety issues, and creating less waste. The speediest of the modular innovations of recent? Pop up shops and flash modular. Temporary retail spaces that are easily moved from location to location and easily modified are on the trend. A great way for companies to perform test marketing, utilize seasonal business and event sales, and enjoy the savings associated with pop-up retail endeavors. With over 700 construction-related deaths this past year, it’s evident that safety is perhaps the most important factor on a construction site.
