The new craze is modular.

In fact, modular is rising so fast some of the components that are being built look so sci-fi and futuristic, it’s almost hard to believe that these buildings are going up. Because modular means affordable, sometimes affordable means smaller. When housing becomes small, sometimes the corresponding furniture needs to fit. These modular apartments are on the rise in places globally like Japan and Argentina where the population is high but the footprint for construction is small. These prefabricated units have dining tables that rise from the kitchen floor.

Millennials have told the world that they can go tiny, so it’s no surprise that in Austin, a city that is growing rapidly with residents under the age of 30, the housing has exploded out of control. As the housing shortage gets worse, landlords and apartment complexes raise rents to meet the growing demand. What’s the solution? Modular units that explore sustainability, have ten foot ceilings, can fit a queen size mattress, and fit together much like ‘wine fits in a wine rack’.

Super builder KB Homes is now using modular. The switch to prefabricated construction was driven by the shortage of skilled construction workers. Modular homes have historically had a tough time breaking into the market, and the idea has been around for years with the biggest accomplishment of pushing prefabricated trusses in the late 1980’s.

When architect designers approached KB Homes about a ‘cartridge concept’ of assembling modular rooms off-site and then fitting them into place ‘on site’ KB Homes seriously considered its construction process. In places where housing is so hot that there are multiple offers within a five hour span of hitting the market, home builders are begging for permits to build, and they are often selling out within weeks with lines out the door waiting for homes to be built. Modular construction allows more communities to open up faster, cheaper, and greener, and also combats construction waste.

Many chain restaurants are pushing modular to their franchisees, often giving multiple design options for building new restaurants. The modular design option now allows buildings to be erected in as little as three months. Choosing a prefabricated modular option where the restaurant is built off-site often saves franchisees more than $100,000 off their cost, and up to 12 weeks off their launch timeline.

New Year, New Modular Building Innovations from Around the World

Festive 2016 Modular Building2016 brought all kinds of extraordinary modular building innovations into global focus. From “461 Dean” – the world’s tallest modular building in New York City, showing the world that modular design has the potential to make cities more affordable – to 3D printed modular structures, pop up modular construction, and recycled prefabrication solutions illustrating what innovations are peeking at us from over the horizon.

In November, 461 Dean became the world’s tallest modular building following a series of dramatic setbacks and challenges which ultimately put the ambitious project 10 millions dollars over budget, 2 years behind schedule, and gift wrapped in legal drama galore. However, the final product still stands taller than any other, and promises to bring an equally high level of financial relief to it’s inhabitants, both commercial and residential. In an area where the median rent is pushing $3,000 per month, a new building offering monthly rent in the $500 + zone is music to New Yorker’s ears. A new tune indeed, and an example has now been set to other cities: modular building has the potential to be a real solution. Although the delivery of 461 Dean didn’t go (even remotely) as planned, the world’s tallest building has set the stage for the rest of the world to not only “think outside the box,” but 32-stories worth of boxes.

Just beyond the shadow of the world’s tallest modular building, a handful of other interesting innovations have made their way into 2016. On the heels of a Chinese construction company erecting a partly modular skyscraper in 19 days, there have been many “feats of speed” in the modular building industry this past year. As we know, modular construction continues to increase in popularity because it’s built offsite using the same architectural designs and materials as traditional construction methods, and delivered and erected “turnkey” style – limiting environmental disruption, a multitude of safety issues, and creating less waste. The speediest of the modular innovations of recent? Pop up shops and flash modular. Temporary retail spaces that are easily moved from location to location and easily modified are on the trend. Choose a Modular Building Company with Experience and Consistency

Say hello to the world’s tallest modular building: a 32 story multi-family tower constructed out of pre-fab modular units. The unit was designed to be ‘half market-rate’ apartments for low to moderate-income tenants in Brooklyn.

What was supposed to be a project that require less time, fewer workers, a faster ROI for developers, and a lower finishing cost turned out to be quite the opposite. Why? Between litigation and the delay of transferring the manufacturing to different companies, the finished project didn’t just hit a few speed bumps…it had to be towed out of the ditch.

The benefits of modular construction, especially one of this scale, is 90% of the construction was completed off-site at the nearby Brooklyn Navy Yard, cost 20% less than a traditional skyscraper, and took 4 years to complete.

The world’s tallest modular building struck ground in 2012 and had a completion date in 2014. The developer and the designing architects were able to plan a timeline that shaved off 30 months and saved 20% on construction. The developer was prepared to make the apartment modules which would then be stacked like legos, on-site.

When the modular pieces didn’t fit together correctly and there was severe damage to the units, there were accusations between developer and the construction company as to whose fault it was that the modules didn’t fit together and there were leaks and water damage.

There was enough damage to delay the project for two extra years and raise costs beyond the expected: and lawsuits are still ongoing.

While some criticize the developer for pushing modular technology toward the unconventional, the end result is a beautiful multi-family development.

Where perhaps, could the process have been more ‘dependable’? There is a lot of praise for the developer, for even challenging the idea of ordinary and attempting extraordinary. However, the choice of using a less than stellar modular contractor and manufacturer might have been the biggest difference.
