Features and Benefits of Modular Building

Like LEGO bricks, modular buildings are structures put together module by module and can be altered, repurposed, and moved as one sees fit. The features and benefits of modular construction have increased its popularity for the past five years. These benefits include environmental friendliness, fast & safe construction, cost-effectiveness, and flexibility.

The Modular Building Institute says, “Modular construction is a process in which a building is constructed off-site, under controlled plant conditions, using the same materials and designing to the same codes and standards as traditionally built facilities – but in about half the time.”

Environmentally friendly

The construction industry alone is responsible for almost 39 percent of the world’s carbon emissions. Most of this is from the ineffectual transportation of labor, equipment, and materials to the building site. One of the benefits of modular buildings is reduced carbon emissions by eliminating most transportation needs since everything takes place in a factory.

With traditional construction, almost 56 million tons of unused materials go to waste each year, such as wood, steel, cement, etc. Modular construction uses excess material to make frames, roofs, and sidings. Due to the nature of the building, excess materials are repurposed and recycled.

Faster construction

According to the Census.gov Survey of Construction, a typical on-site construction takes around seven months to almost a year to complete. Delays are common since on-site construction deals with many external factors such as weather, contractors, and inspections. Modular buildings are constructed in a factory, eliminating any potential delays or complications. Modular buildings are built synchronously with the foundation and site work, so the overall build time is faster.

Cost-effective

From labor to material cost, a benefit of modular buildings is that it is much more affordable than traditional buildings. Due to the concurrent building of several similar modules, excess materials from previous builds can be reused for future projects — saving material costs. Modular construction gives you a faster return on investment. A modularly built restaurant, for example, can start generating profit almost 50 percent sooner than a traditionally made restaurant.

Safer construction

Due to various hazards, traditional construction can be a risky job. Risks such as falls from height and machine malfunctions can lead to injury and even death. An added benefit of modular building is the reduced accidents, and related hazards since modular construction is off-site. Each module is built and assembled on-site, reducing slip and fall accidents. Weather elements are eliminated, preventing contractors from working on slippery surfaces and other hazardous conditions.

Greater flexibility and reuse

Another benefit of modular buildings is that they are easy to transport from site to site. Not having to demolish a pre-existing building saves you the hassle of acquiring permits, licenses, and other policies of demolition services. According to Alpine Demolition Services, a demolition project can cost as high as 10,000 per contract. Since modular buildings are disassembled rather than demolished, you only have to settle the transportation costs.
