Portable Offices Offer Communication and Logistics on the Construction Site

Communication and Logistics, vital aspects for good construction sites: Portable offices and their contribution.

The 12th largest industry in the United States, construction has unique challenges to face. “Due to its specific characteristics, the [construction] industry forms a complex communication environment. Construction is a fragmented and dynamic sector with a project-based nature.”¹ The projects are unique, ever-changing, and come with a new set of relationships with every contract. Not only that, “[construction] “involves the coordination of many complex human and material resources to ensure economy and efficiency.”²

When communication decays, construction companies are too well acquainted with the consequences: termination of contract, claims for damages, disputes, arbitration, loss of reputation, etc.

The need for an on-site office to facilitate logistics

The horizontal and vertical communication network in construction includes clients, engineers, designers, consultants, architects, surveyors, construction workers, and suppliers.

Mobile applications and new technologies have facilitated the coordination of these stakeholders; however, these technologies do nothing to generate trust, which is one of the greatest obstacles to good communication on construction sites.

That’s why on-site offices continue to be such an essential component for construction sites. Nothing dissipates a client’s doubts or allows a manager to explicate his needs to higher management more than on-site visits. These visits, visualizing the progress and the results, generate the trust that “has been determined by many studies as an excellent determinant for successful projects.”

One logical step further turns the on-site visit into an on-site meeting that resolves issues and generates solutions. For this, modular offices continue to be indispensable.

For example, NRP West Cevallos’ worksite in Texas experiences sweltering average temperatures of between 86°F (30°C) to 98°F (36.7°C) in the month of June. When, and if, the frequent communication between clients, surveyors, engineers, etc. becomes completely streamlined, many communication problems within construction work will remain. These can be found at the ground-level, not among the periodic visits from stakeholders working away from the project, but from engineers, foremen, journeymen, managers, and workers in the daily grind at the job site.

“There are many frustrations working on this size of project which make it unbearable,” report these workers through the Project Management Institute. Below are common complaintsthe ones that are directly tied with availability, specificallythat is having the right people in an on-site office at the construction site:

  • ‘Can’t find anybody for an answer.’
  • ‘Your problems are always urgent — holding up crews for an answer.’
  • ‘Crews become frustrated as they wait for information.”
  • “Somebody should catch interferences. Less supervision would be required if engineers preparing blueprints would conduct construction reviews and communicate directly with the people doing construction.”

What these construction site leaders are requesting is physical, pertinent, personal, instantaneous communication. This requires companies to allocate human resources to maintain construction offices with permanent managers in on-site modular offices.

That’s a costly suggestion, true, however, the alternative seems even more costly. Studies show that between 50% and 68% percent of [construction] workers’ time is wasted.³ It’s not hard to see the connection between those percentages and the worker complaints listed above. In the eat, or be eaten, world of collegiate sports, teams jostle for any advantage over their competition. Analytics, computer software that uses advanced statistics to guide coaching decisions, have lately been the go-to for teams looking for championships. Yet as recruiters and coaches will surely tell you, a team’s facilities still seem deterministic for a team bent on success: a good installation attracts recruits and gives current players a sense of who they are… and what they can achieve.

It was with this in mind that Alvin Community College installed a glittering new modular locker room beside their softball fields. The elegant rows of lockers are silent sentinels awaiting the clamor and energy of a new season that could have a no more promising start. For this project, the Alvin Community College Dolphins partnered with Aries Buildings, a specialist in modular locker rooms, modular education buildings, and modular classrooms.

The Dolphins needed a comfortable softball locker room with decks, ADA ramps, canopies, showers, security, low volt & high volt wiring, MEP connections with coaches’ offices, and plenty of storage for ACC’s softball equipment. The college even requested an umpire locker room that is separate from the main locker room and will accommodate the umpires during long double header softball games!… Aries’ turnkey operation demonstrated the prowess of the modular building industry specializing in modular locker rooms, modular education buildings, and modular classrooms... and made the Dolphins’ dream locker room a reality.

The Dolphin’s benefited from the industry’s advantages – fast construction with minimal end-site disruption – coupled with flexibility. In less than 4 months, well within the off-season timeslot, Aries had installed a 2000 square foot building that met the Dolphins’ requirements. Before the season began, Aries had managed to evacuate an antiquated septic tank to make way for a city sewer tie-in. They also had connected electric wiring and water systems for the drinking fountain and showers. Lastly, they had installed air conditioning and an elegant dark wood desk and cabinet for the coaches’ offices.

There were even further considerations. Alvin College itself is a sparse 40 minutes west of the infamous city of Galveston, known for the hurricane that remains the largest natural disaster in United States history. Therefore, Aries also installed permanent stem-wall foundations to meet coastal region windstorm specifications, a capability Aries had picked up during prior work with modular locker rooms, modular education buildings, and modular classrooms.

Ultimately, when the player’s file in for the 2019-2020 season, they will enter a spacious, comfortable locker room, a true center of energy for their run at the Championship. The room around them was built with efficiency, excellence, sturdiness, and style. With luck, it will be a constant reminder of all that they can be.

Employee spotlight on Mr. Skip Browder - Vice President of Estimating, Acting General Manager of Troy Factory

Formal title at Aries: Vice President of Estimating, Acting General Manager of Aries’ factory in Troy, TX

Your job duties & responsibilities:  Chief estimating for Aries’ Texas and California locations. I mainly do estimating for the Department of Housing.

How long have you been at Aries? I’ve been with Aries since 2012.

Where did you work prior to Aries; was it in the same industry or something totally different?   I started out working at Centurion Homes as an electrician’s helper. There, my first job was cutting holes in the wall for receptacles and switches to be placed. I eventually became the quality assurance manager for that company.

When I left there, i worked for the State of Texas’ Department of Licensing and Regulation as an inspector for the manufacturing of housing. Back then, it was called the Texas Department of Labor and Standards. I worked as state inspector for 4 years.

Then I went to work for Porta-Kamp. There I met Mike Bollero [President of Aries Buildings Systems]. We worked together there, along with Danny Harling. I was there for 10 years. I worked as a tech rep. I went to several different countries to install man camps and offshore living quarters: Oman in the Middle East, Columbia in South America, Trinidad, Nevis in the West Indies, Saipain in the South Pacific to name a few…

After working there for 10 years, I left and began working for SilverCreek homes as their Quality Assurance manager. From there, I went to work for Schult homes, who are no longer in business. They were one of the original mobile home companies that started in Elkhart, Indiana.

After working for a few different companies, I ended up at international buildings systems, where I worked as purchasing manager from 1998 to 2005, at which time the owner died. I went back to Porta-Kamp, then finally to Ameritech as Director of Estimating.

When you’re not at work, what would we find you doing?  I like to read alot. Anything from fiction to suspense and mysteries. Sometimes I like to change it up and read a little fantasy, science fiction; authors like J.R. Tolkien. I love Game of Thrones.  My wife didn’t read the books, but she watched the movie so we have fun talking about it.

I also love spending time with my family. I’m a big family man and all of my family are very close. I am the oldest of about 70 relatives! We love to get together and have bar-b-ques, things like that. We have a tradition of getting together the 2nd Saturday of every December. We started the tradition after my Dad passed. It was my Mom’s idea, she wanted everyone together, and we have continued it since she passed 3 years ago. At Christmas, everyone makes crafts, which we auction off. We use the money we generate from the auction to fund our family reunion every year!

Hometown?  I grew up all over Texas but graduated from high school in Lorena, Tx, which is 13 miles South of Waco and 17 miles from Troy, where our [Aries] factory is.

Family, children? I have 2 kids, 5 grandchildren, and great-grandchildren, as well! I have 4 brothers and 1 sister. All of my children, grandchildren and siblings live in Texas.

My wife and I have been married for 46 years. It was definitely meant to be. We graduated high school together. We were born the same year, both on the 29th, but different months. I was born in Orange County, TX and she was born in Orange County, CA. And my grandfather used to date her grandmother! We did not know that before we got married!

What’s your favorite part about working for Aries so far? It feels like family. Even though this is an office and work, we all get along and treat each other like family. I’ve known some of these people for decades. Mike Bollero and I have worked together since the 80’s and Danny Harling has worked for me since he was 19 years old. My wife even made his wedding cake! I should be retired by now, but I’m sticking around because I love this company.

What sets Aries apart from other companies that deliver the exact same things?  The family-oriented environment. We really and truly care about our customers and try to treat them like family.

If you weren’t working for Aries, what job would you probably have?  I would have been a teacher. My brother was a teacher, and my wife worked in the teaching industry. I’ve always thought I would make a good teacher.

What do you think the future holds for Aries?  The future of Aries is unlimited! We will continue to grow & acquire assets: we’re in the process of opening new branches as we speak. The sky’s the limit!

Modular building leader Aries was proud to exhibit at the 98th annual Wisconsin State Education Convention held from January 23-25, 2019 at The Wisconsin Center in Milwaukee, WS.

Aries Midwest Territory Manager Jason Ellis was on hand to provide information about the company’s multitude of education building solutions for school districts – from temporary classrooms to permanent, multi-unit campuses.

The educational sector is a very important focus for Aries as we grow our business in the Midwest Region.
