KCDA and Aries: A Proud Partnership

Modular building provider and leader Aries is, once again, happy to announce that it has recently been awarded a portable school building contract with the King County Directors’ Association (KCDA). Aries will continue to provide portable modular buildings to Washington’s public-school districts. Accomplishments include being listed as one of America’s 20 most promising companies, as well as the third fastest growing company in the US by in 5000 – Aries provides modular space solutions across multiple business sectors.

About King County Directors’ Association

KCDA is a purchasing cooperative owned by Washington’s public-school districts which bid and award supply and service contracts, through open competition as prescribed by the laws of the State of Washington. KCDA provides centralized acquisition services to member school districts and orders its products in volume for its members, thereby saving them money and supporting their purchasing and distribution requirements.

Mutually beneficial for all, this contract with KCDA secures more business for modular building provider Aries (this being a 23-255 portable classroom contract) at a lesser cost to school districts. Aries believes in the importance of education and is pleased to partner with KCDA, whose primary goal is “to help school districts focus their resources in the classroom and to help public agencies focus on direct services to the taxpayers.”

“We are thrilled to announce that Aries has once again been awarded a contract with KCDA, reaffirming our commitment to supporting education in Washington. As the West Region Sales Manager at Aries, I am proud to be a part of this partnership. KCDA plays a crucial role in providing schools with portable classrooms and building solutions at competitive prices. This is especially beneficial for districts facing the challenge of accommodating their ever-growing student population. We are excited to continue working with KCDA and look forward to delivering fast solutions to meet the evolving needs of Washington’s education sector.” – Dan McGinnis, West Region Territory Sales Manager at Aries Building Systems.

Aries Portable Classrooms

Aries offers a multitude of education building solutions for school districts – from temporary portable classrooms to permanent, multi-unit campuses, Aries brings your temporary educational facility to the next level of innovation. Our award-winning team of experienced professionals will design floor plans and structural accommodations, meeting any and all of your needs for space.

Aries can complete your project in just half the time of traditional construction because modular building allows off-site manufacturing while simultaneously progressing land development onsite. Every one of Aries’ modular classrooms is under stringent codes and regulations, so you’ll never have to worry about the quality and safety of your modular classroom facility. Indoor factory processing also means no weather delays, no postponed work schedules, and no surprises – so you can get to class on time.

Portable Classroom Configurations

Aries’ portable classrooms are highly customizable, providing customers with a wide scope of possible configurations including mobile administrative offices, portable restrooms, classroom trailers, mobile locker rooms, science labs, libraries, pre-schools, assembly, modular cafeterias, and other possible usage. We also install modular buildings on below-grade concrete foundation and provide stucco exterior. Aries’ modular designs are used at community colleges, charter schools, and private/public campuses all over the country. Aries also has an online inventory of modular classrooms and educational facilities.

Should you require space accommodations larger than your standard portable classroom, Aries features an extensive set of multipack portable classroom floor plans.

Why Multipack Classrooms?

  • They give teachers the ability to control the environment for the students & faculty.
  • They remove the amount of exterior egress and allow students/faculty to gain access to multiple classrooms, should the need arise.
  • Multipack classrooms have double wall security: while each classroom has locks on all doors, the building itself can be locked, making it possible for people to move from classroom to classroom without going outside and exposing themselves to harsh weather conditions or other dangers.
  • They have push-pull doors, so there’s only one entry.

Please see our website for a list of our other available portable classroom multipack floor plans.

2024-02-07T20:10:38+00:00
Aries_VisionAries Kurtis Kolanek, a man with a beard wearing a baseball cap and a camo jacket

Meet Aries’ VisionAries Kurtis Kolanek.

What is your formal title at Aries?

Sales Representative- Houston

Your job duties & responsibilities?

Sale and lease modular buildings in South Texas.

How long have you been at Aries?

I have been with Aries for about a year and a half.

Where did you work prior to Aries; was it in the same industry or something totally different?

Before Aries, I worked in the specialty gas industry, and helped in operations and distribution. I enjoyed my time at my previous company, but I’m thankful to Aries for the opportunity to begin a career in sales.

When you’re not at work, what would we find you doing?

When not at work, I enjoy spending time with my friends and family. I love being outdoors fishing, golfing, and floating in the pool. I love listening to live music and trying out new breweries and restaurants.

Tell us about your hometown?

I was born and raised in Arlington, TX, so of course I am a lifelong Dallas Cowboys fan.

Aries_VisionAries Kurtis Kolanek, a man wearing a cowboy hat and dress coat next to a man wearing a blue suit

What would “your perfect day” consist of?

My perfect day would start off with an early morning duck hunt, followed by a day of fishing with my buddies, and ending it going to a cowboys game or a live concert.

What’s your favorite part about working for Aries so far?

My favorite part about working for Aries is meeting so many people. I have had the opportunity to meet and work with a lot of really cool and kind people both within the company and in my work as a sales representative.

What sets Aries apart from other companies that deliver the same exact things?

We always ensure that we deliver quality products to all clients. We also put a strong emphasis on building positive client relationships. Nobody does both of those things quite as well as we do.

If VisionAries Kurtis Kolanek wasn’t working for Aries, what job would he probably have?

I would hope to still work in sales, but I would probably be back in the specialty gas industry where I had my start.

What do you think the future holds for Aries?

I think the future is bright for the Aries. We have great products and even better customer satisfaction and that is a powerful combination.

Kurtis Kolanek was awarded 2022’s Rookie of the Year at a recent event held by Aries. Well done!

Into the Future: The Positive Impact of Modular Building

2023-03-22T17:50:13+00:00
A photo of a light grey wood table with a miniature modular building diorama and blueprints splayed on top. Below the picture is a dark red banner with “Into the Future: The Positive Impact of Modular Building” in white text and the red ram Aries’ logo at the bottom.

As the world continues to evolve and change, so, too, does the way we build and construct the spaces where we live and work. From the earliest days of mud huts to the buildings of today, humanity has always sought out new and innovative ways to create functional, durable, and attractive structures. One construction method, that has increasingly gained attention in recent years, is modular building. The positive impacts of this method on the construction industry cannot be understated. The impact of modular building has the potential to significantly shape the future of the industry.

What is Modular Construction?

Modular building involves creating a structure or building offsite, using standardized, pre-engineered modules. These modules are manufactured in a factory setting. Once done, these modules are then shipped to the construction site and assembled on-site to create a finished building.

Brief History of Modular Construction

Not many realize that modular construction has been around for more than two centuries. The impact of modular building was first witnessed in the early 1800s. Henry Manning created the first known advertisement for a prefabricated home. Sears started distributing their catalog of prefabricated buildings in 1908 and, by the 1930s, had sold over half a million modular homes.

Modular building gained popularity after World War II when the demand for housing and places of work exceeded the capabilities of traditional construction methods. It provided a fast and efficient solution to meet this demand.

Challenges of Traditional Construction

Two photos side by side. The photo on the left shows Aries’ indoor manufacturing facility in Troy, Texas, with 3 workers in hard hats constructing the exteriors of 2 modular buildings. On the right, a traditional construction site in the midday sun with an excavator digging dirt into a large pile. On the photos is text that reads, “Modular building vs. traditional construction” and the red ram Aries’ logo below it.

There are numerous challenges facing the construction industry today. For instance, traditional construction can be time-consuming, as it typically involves multiple stages such as design, planning, procurement, and execution. This can result in delays and missed deadlines. It can also be expensive due to the high cost of labor, materials, and equipment cost. The traditional construction can be inefficient and risky. It can also be slow since it is prone to cost overruns due to unexpected site conditions and changes in the scope of work.

Traditional construction often causes many negative impacts on the environment. These impacts can result from the heavy use of diesel construction equipment, and transportation of heavy materials and labor. The construction industry alone is responsible for almost 39 percent of the world’s carbon emissions.

Another key factor is the waste production — almost 56 million tons of unused materials, such as wood, steel, cement, etc., go to waste each year.

Benefits of Modular Building

Not only does modular construction address many of the challenges and issues that are common in traditional construction, but it also has additional advantages that make it an attractive option for many projects. Some of the key benefits of modular construction include the following:

·         Faster construction and cost-effective

Modular buildings can be constructed more quickly than traditional ones, as the manufacturing process can occur concurrently with site preparation. Modular building can be more cost-effective than traditional construction, as the factory-controlled environment can result in fewer delays and cost overruns. In addition, the use of standardized components can lead to economies of scale and reduced material costs.

Since modular construction can be more efficient and faster than traditional construction, this can be particularly beneficial in urban areas where land is scarce and demand for new buildings is high.

  • Safety

A yellow and black road sign that reads, “Safety First.”

The construction industry is infamous for being one of the most dangerous workplaces. Work-related fatalities due to falls, slips, and trips increased 5.6 percent in 2021, from 805 fatalities in 2020 to 850 in 2021. Falls, slips, and trips in construction and extraction occupations accounted for 370 of these fatalities in 2021, and an increase of 7.2 percent from 2020 when there were 345 fatalities (National Census of Fatal Occupational Injuries in 2021). Modular construction presents a solution since the manufacturing process takes place in a controlled factory environment rather than on a construction site, little to no workplace accidents are anticipated.

  • High-quality standards

Modular buildings are built to the same standards as traditional ones and can be as durable and long-lasting. In fact, modular construction can result in a higher level of quality, as the controlled factory environment allows for more precise construction and less exposure to the elements.

  • Sustainability

A cropped photograph of an Aries’ modular building with a very beautiful sky above. On top of the image is dark green recycle triangle graphic icon.

There is no doubt the impact of modular construction is prevalent in terms of sustainability. One of these benefits is reduced carbon emissions by eliminating most transportation needs since everything takes place in a factory. Modular construction uses excess material to make frames, roofs, and siding. This building’s nature permits the repurposing and recycling of excess materials.

Integrating solar panels into modular buildings will reduce carbon emissions over the lifetime of the building. On average, a simple solar setup can prevent the emission of 2.5 tons of carbon dioxide per year. This helps to make modular buildings more environmentally friendly and sustainable.

How modular construction is going to fit into the future

There has long been a need for a shift in the construction industry. As the world continues to evolve, the construction industry needs to do so to keep up with the changing needs of society. Modular construction has the potential to move the industry away from its traditional, labor-intensive methods and towards a more modern, factory-based approach similar to those used in other manufacturing industries. Some people may resist this change and prefer the traditional building, but others may welcome the improvements that modular construction can bring.

The business case for modular building should be as easy as it was for the automotive industry as Tom Hardiman, Executive Director of the Modular Building Institute, stated in an interview for Forbes, “No one would question how we build cars today. It would be comical to have all the parts delivered to your driveway with a dozen workers to build it… Yet we build our homes, schools, and offices in this inefficient and wasteful manner every day.”

Valentine’s Report: Love for Modular Building Leader Aries

2023-02-17T19:07:04+00:00

.

Group of hands holding red letter cut-outs that spell “We Love You” on the sky and the red ram logo of Aries is in the center of the blue sky with a few clouds.

Love for modular building leader Aries comes from many sources. The best customer service in the modular building industry – or any industry – comes in a variety of forms. Employees are more willing to extend their accommodating behavior to the organization’s customers if they feel heard and cared for. A well-treated staff is more likely to remain with a company. Consequently, they gain expertise that equips them with personalized insight into customer needs. A homegrown customer service culture is the end outcome.

Aries is a Second Home

Successful businesses realize the importance of making their people their priority. The most crucial of all is to rank among the most extraordinary workplaces. A successful business has contented staff and satisfied customers. Listed below is feedback from members affirming that Aries is the best place to work.

Richard “Dee” Stephens, South Central Sales Associate

Dee has been with Aries for more than three years. Here, he answers the question of what he believes Aries’ future will be like:

I think Aries has a very bright future and will continue to be one of our industry’s leaders and I plan on continuing to work hard to help build the Aries’ brand in South Central Territory.

It is an honor to work for Aries and the people I work alongside.”

Ashton House, Sales Representative – DFW, West Texas, and New Mexico

Having been with Aries for two and a half years, Ashton has accumulated combined industry experience for seven years now. She has this to say about the difference between working in Aries versus other companies:

“I believe we have the best product and people in the industry at Aries. Our product stands out for being top quality amongst others. But I believe our people are what makes the true difference. The majority of Aries’ employees have worked in the industry most of their careers, so the experience and knowledge that comes with that is unmatched. We are able to rely on our team to always find the best solution for our customer’s needs. We always want to exceed customer’s expectations and also be easy and also efficient for our customers to do business with.

The Aries’ brand differentiates itself by striving to always operate with integrity.”

Lori Turner, New England Territory Sales Manager

At the time, Lori had been with Aries a mere four months. When asked what qualities Aries has that were not evident in her previous experiences working with other companies, she stated:

“Emphasis on team building, positive customer experience, & a supportive leadership team that empowers their employees.”

We are fortunate to have top-notch managers who can unlock each worker’s potential. Because of the family-like culture of our company, we have experienced fantastic success and growth. It makes sense why people adore Aries.

Why Customers Love Aries

In addition, customers praise the modular building leader Aries for their quick reaction times, high-quality structures, and adaptable turnkey solutions. Aries’ mobile offices, storage containers, modular educational facilities, workforce housing, construction trailers, GLOs, and portable buildings are all the rage!

A collage of four faded photographs of Aries’ employees having a good time with the red ram Aries’ logo placed in the middle.

For businesses like Aries, attentive listening has become a priceless advantage as modular buildings have become more complex. Meeting with each customer and learning about their specific prefabrication demands and conditions is necessary to provide turnkey solutions.

For instance, consider Civil & Environmental Consultants who found working with Aries refreshing and appreciate that they will get a voice on the other end of the line. Our Sales Representative, Dee Stephens, gets back quickly if customers leave a message. Altogether, customers frequently express their gratitude for the support.

Rather than just leasing for a short period, Aries is adamant about providing services that meet the client’s future needs. Hence,  customers interpret this as a belief that Aries makes a concerted effort, and we do. We aim to be their last and single provider of mobile offices.

Some of the nicest praises are given to others when we are not around.

There are those that grow weary of working with other modular building suppliers. However, hearing about Aries through the grapevine, they turn to us. That was the case when Southern Border Constructors recommended us to Civil and Environmental Consultants, which allowed us to serve them successfully. Whenever customers call us back for a modular building project, they are showing confidence in us. No matter the client, whether you are 3-S Services, Ash Creek Homes, or NRP West, we deliver without the trouble of working with other suppliers.

The red ram Aries’ logo is on the top left and around it are 5 images of modular building facilities showing external and internal structures. There are 2 photos on the top and 3 below.

The Whatcom County Fire Department was another client looking for spacious, open areas ideal for communication and a welcoming atmosphere. Going well with the lovely natural setting of pine trees and the gently sloping foothills, the structures put in place in Whatcom have ash-colored exteriors and fern-colored roofs. A region well-versed in aesthetics, the fire department expressed satisfaction with the buildings’ visual appeal: “They look great!”

Aries is incredibly proud that the military, government, first responders, and healthcare sectors use our facilities.

Our specialists can design the ideal modular building for governmental organizations using high-quality, scalable turnkey solutions. We supply facilities to all branches of government as a GSA-approved vendor, and we’ll keep putting quality first for our civil servants. That’s why with all this positive feedback from our members and customers, it is no wonder that we would be receiving a love letter about our service:

A free verse poem from an admirer written in white font with a maroon-colored background. There are 3 opened envelopes, each with a paper that has a big drawing of a heart on it, in red, grey and pink. The red ram Aries’ logo in on the biggest envelope.

Why Aries is The Ultimate Modular Building Leader

We at Aries strive to demonstrate a superior problem-solving approach. This truly makes us deserving of the title of modular building leader. Our work family makes a positive impact through persistent teamwork and the feeling that everyone has each other’s backs – and this “attitude of accountability” inspires our modular construction approach.

Our loyal customers continue to do business with us over an extended period. This is the highest compliment a company can receive. Reasons You Hate (or Love!) Your Job

2022-09-14T17:05:31+00:00

A photograph of a depressed worker with their head down on a desk, an open laptop is covering their head, and holding a flag-like sign that reads, “HELP!”

Joe goes to work every day and does his tasks religiously. He may have been doing this for the past couple of years now. But this does not mean that Joe is happy with what he is doing. Joe hates his job. Why? Let’s explore reasons you hate (or love!) your job and can relate to Joe.

The Bureau of Labor Statistics has reported that 4.5 million workers quit their jobs in March 2022. The overall quit rate grew to 3%, a level not seen since December 2021. The number of quits rose significantly in the professional and business services sector and in construction. But wait, there’s more.

The Pew Research Center has new survey findings on the top reasons Americans quit their jobs in 2021. Most workers who left a job expressed discontent with low pay (63%), feeling disrespected at work (57%), or not having good benefits such as health insurance and paid time off (43%). With the added strain of the pandemic, we somehow feel Joe’s sentiment — struggling to have the motivation to go to work and dreading the next day of anxieties to come. Before handing over that resignation letter, we have rounded up the primary reasons and tips that will help you deep-dive into why you hate your job.

A graphic of a professional wearing a suit facing an exit doorway with yellow light shining out.

Low pay? No way!

This dilemma will drive you nuts if you live from paycheck to paycheck. However, you cannot quit without savings to cover the days you need to pay your bills and other obligations.

Our tip: A heart-to-heart talk with your supervisor wouldn’t hurt. Emphasize your good performance and how much value you have added to the company throughout your stay with them. Great companies will consider your salary concerns.

Have you figured out if you hate or love your job yet? Let us continue.

I am just an employee number standing in front of my supervisor, asking them to hear me out!

Feeling voiceless at work can cause you to feel helpless and disconnected from your company. It can also lead to less motivation to accomplish your tasks.

Our tip: By working with your supervisor about the matter, provide concrete examples of times you exceeded expectations and did something great for the company that went unrecognized.

It is hard to change your company’s core values, but there are things you can switch on your end. Seek help to investigate if you can get transferred to a different team. If that is not possible, try to insert your influence your workplace culture incorporating some of your character traits and work preferences. Developing genuine connections with your coworkers can make work feel more meaningful and fun. It also gives you something to look forward to every day, even if you dread the actual work.

Do you hate or love your job? Let’s explore further.

Not-so-enticing benefits and paid time off!

The health insurance or leaves are not enough to cover the stress you are encountering with the low pay and existential dread in the workplace.

Our tip: Maybe it is time to check your health insurance if there are other perks you did not know you had in the first place. Some health insurance covers services like massage or acupuncture. It might offer complimentary gym memberships that you have always wanted to initiate. Make sure you find out what is on offer and prioritize using them to your advantage.

Your workplace is responsible for creating a setting and culture ideal for achieving satisfaction at work. But in the end, your happiness at work solely depends on you and you alone. The Aries Process: Full-Service American Modular Building Provider

2022-09-22T23:22:21+00:00

A photograph of the Texas state flag, Aries’ flag, and the American flag flapping proudly in the wind against a cloudy sky outside the Aries’ modular building facility in Troy, Texas.

The North American modular industry would not be the same without Aries, a leading American modular building provider that supplies the best prefabricated and portable buildings on the continent. For those looking for quality, Aries has become synonymous with excellent services and products. How have we continuously created a great customer experience for years? What sets us apart is the Aries Process. The Aries Process is comprised of 8 steps that will guarantee your needs are met at the highest standard possible.

Step 1: Financing Your Modular Building Project

The first step is financing your project. Since our modular buildings have many uses across industries, we provide a variety of finance options as well.

Short-term lease: Modular building financing is much more flexible because customers have the option of committing to a short-term lease. A relocatable building offers the freedom to lease only the amount of time a company needs. Moreover, a short-term lease has the benefit of low monthly payments ranging from 12 to 60 months.

Long-term lease: This option is designed to have lower payments and give peace of mind knowing that your rate will never change.

Operating lease with buyout: This lease is a long-term lease, but at the end of the term, you can fully purchase the modular building at the buyout price that you had already selected. The best part about this option is during the entire lease, Aries owns the building! This means any maintenance and upkeep is all on us.

A photograph of a person wearing a striped sweater looking at a wall with a bulletin board full of papers representing ideas and designs.

Step 2: Concept and Design

You must only peruse the online modular inventory to see the extent of our designs for all kinds of needs. If none of those modular buildings are what you are looking for, Aries has gained a reputation for designing and building to meet any client specifications. We specialize in turnkey modular building services. Our services are not just limited to the exterior, as our dedicated team will work with you to create the desired interior space as well.

Step 3: Permit Acquisition

Aries has years of experience, and our long years in the field have made us experts with the handling of all site location details, such as site location permits within the United States and Canada. It is also important to remember a modular building is more than its exterior. Aries also manages the site installation and maintenance of utilities like water, gas, electricity, trash, and more for both temporary and permanent modular construction.

Step 4: Building Your Infrastructure

Infrastructure is everything that makes modular construction great. Aries applies all our knowledge into providing for your project. Almost everything is in-house, which creates fewer weather-related delays and on-site disturbances. Ultimately, our service saves the client both time and money.

Step 5: Installation

Creating the exact design you need comes before the installation of your project. Not only is Aries the best modular building company, but we can also give you peace of mind knowing we handle all your requirements from beginning to end. All the buildings are code-compliant and built with quality materials. A common misconception is that modular buildings are less durable, but our constructions are made to last under many tough environmental conditions.

Step 6: Finishing Touches

Aries is here to handle any needs you might have. This means adding special features at your request. We can include furniture, ramps, computer access systems, pedestrian bridges, security lighting, and more. As stated before, Aries can provide custom design for all modular buildings.

Step 7: Certificate of Occupancy

We want you to have the easiest process possible when setting up your new modular building. Aries can assist in acquiring the necessary documents from local governments to certify the building is up to code and complying with any law.

Finally, the most important step, is Step 8: Aries’ Warranty and Service.

All mobile buildings and permanent modular constructions have a warranty from us. Our warranty includes everything involved in the construction from the floor, to ramps, to the roof, to the utilities. Here at Aries, we provide only quality modular buildings and excellent service. Our protection plans are so extensive because we are confident in what we do.

American Modular Provider Tutorial: What is Modular Construction?

2022-05-06T00:28:12+00:00

A dark red postcard of a modular house sitting on top of a black and white floor plan. The paper sticking out on top of the postcard has the words, “American Modular Provider Tutorial: What is Modular Construction?” and the logo of Aries of the red Ram and the words Aries written next to it.

When we think of construction, a stereotypical image usually pops into our heads. It includes a scene crowded with heavy machinery, workers in hard hats, and the overwhelming reality that it takes a significant amount of time to arrive at the finished product. However, the way our homes and businesses are built is starting to change. Modular construction is taking the world by storm. The classic image of people in vests and hard hats is likely to remain the same, but almost every other aspect of construction will transform.

So, what is modular construction?

Let us begin with the basics such as the reason why this form of construction differs from traditional methods. Modular construction involves building an entire structure away from the location where it will reside permanently. In other words, the building will be constructed elsewhere, and then it will be later assembled at the building site. Imagine a Lego building made with hundreds of blocks. This may sound impossible or unsafe, but modular construction is done with the same material as traditional buildings. Moreover, modular buildings are held to the same standard of code as any other building – and often even more stringency is applied to quality and safety due to the fact that modular buildings are delivered and must withstand extra strength to travel.

How is all of this done?

The first step is to have a team of designers come together to create both exterior and interior plans. This includes following local building codes and zoning regulations. Once the design is finalized and approved, manufacturing of the modules can start. All modules go through an off-site construction process in a controlled setting.

: A depiction showing a construction site and four men working using Lego bricks.

The process involves everything from putting up the walls, to installing the carpeting, the plumbing, and electrical components. Everything is done in the factory, and any work at the site is done at the exact same time. From there, the modules are packaged and sent to be delivered to their permanent address. A crane will then lift each module into its designated space to create a brand new building. If you are worried about their resilience, there is no need. Every module is built with transportation in mind. Each individual module can withstand high winds and inclement weather, and together they create an extremely sturdy structure.

Why does modular construction exist?

That may feel like a lot of extra steps to those outside the modular building industry. But the truth is,  prefabricated buildings are more sustainable, and more cost-and-time-effective. If you’ve ever looked around a traditional construction site, it is impossible to keep a nice aesthetic. Let’s face it: traditional construction is messy. There is dust and debris everywhere, and often there are random piles of material stacked in a corner. That raw material is often leftover or unusable and is essentially trash. In fact, almost a third of the material used on any construction site will end up in a landfill. Modular buildings do not have to contend with the these problems because the material is often shared with other projects in the same factory.

A dirty interior construction site with materials scattered haphazardly all over the floor.

But the greatest advantage of portable buildings is what is saved in time and money. There is no need to contend with the weather or inspectors that can and does cause delays in construction. Less time spent on a building also means less money spent. Additionally, any initial investments will receive a faster turnaround date.

Really, there are endless benefits to modular construction. Since so many people are hopping onto this trend, they are also looking for the best modular building company. Aries is the top modular building provider in North America. The modular building experts at Aries are innovative and able to ensure quality while creating any custom space that customers want. Those looking for the leading modular building dealer in North America need look no further than Aries.

How to Choose Your Next New/Used Modular Building

2022-05-04T16:08:31+00:00

An image of a clipboard slanted to the right on a dark wooden table with a red pencil sitting on top. A piece of paper that has text that reads, “How to Choose Your Next New/Used Modular Building” and the Aries’ logo written in black with a ram in dark red to the left of the text.

Are you in the market for a modular building? Great! This article is intended to help you make informed decisions about the features your building will need depending on your industry. No matter what the building’s end use will be, there are a few things you’ll need to keep in mind and prepare for!

Is it permanent or temporary modular building unit?

— Have a plan for how long you want to utilize the modular building. Depending on your timeframe, it might be more appropriate to rent or lease-to-own instead of outright purchase. Remember, modular buildings depreciate faster than one traditionally built, meaning you can get your ROI sooner! How? If you’re looking for a relocatable building in the U.S., tax laws allow taxpayers to claim a depreciation relief for the decline in value of their assets – and the quicker the asset depreciates, the quicker you can claim the asset and recoup your investment.

ALWAYS check your local town and zoning laws.

— You don’t want to move forward until you are intimately familiar and plan to adhere to them. Note: Companies like Aries are happy to assist customers in acquiring necessary documents issued by a local government agency or building department certifying your building’s compliance with applicable building codes and other laws. In fact, the best modular building companies will make sure you have any permit requirements needed to satisfy the appropriate approval agency; including special foundation systems, ramps, fire alarm systems, etc.

Know your location.

— Carefully survey the area you want to place your building. Will a concrete foundation be required? If you’re in a location where it will snow, you will require a deeper foundation and a roof capable of heavier loads than a building where there isn’t snow.

When going modular, there are many things to consider — electricity, water connections, septic systems, and leveling the land. Aries has a full design and engineering team that can assist customers throughout the entire process.

What Is modular construction?

Modular construction is when a building is constructed offsite. It uses the same materials, same codes, and same standards as conventional construction, but it’s done in half the time under controlled settings. Modular construction can be either permanent or relocatable. Permanent modular construction (PMC) is when the buildings are completed offsite, transported to the final building site, and assembled on a foundation. Relocatable buildings (RBs) are partially or fully assembled buildings that comply with codes and regulations, constructed offsite, then transported to the building site. They are designed to be reused and repurposed multiple times and are not permanently affixed.

Modular buildings are flexible. They allow you to contract and expand space quickly, minimize operation disruption, have a low environmental impact, and maximize construction budgets. Building offsite in a well-controlled factory means no site disruption, improved safety and security while building, and eliminates many of the construction hazards that conventional construction can experience.

Modular units may also be designed to fit in with external aesthetics of any existing building and modular units once assembled can be virtually indistinguishable from a site-built structure.

MODULAR BUILDINGS FOR WORKFORCE HOUSING

Providing a clean and functional living space is a top priority when seeking accommodations for your workforce. Aries’ sister company — Aries Residence Suites — is a full-service provider of workforce housing focusing on quality, value, comfort, and service. We understand the large-scale housing needs of oil field and energy companies, seasonal workers, and other remote labor industries.

: A photograph of a covered wooden boardwalk connecting several aligned blue and white modular units both on the left and right with the Aries’ logo and phone number printed on a sign. The phrase, “WORKFORCE HOUSING MODULAR BUILDING” is in white text on the bottom right.

Aries takes great pride in meeting those needs with our experienced team of engineering, manufacturing, facility management, and sales professionals. We are here to deliver your workers a home away from home. Besides having existing extended stay locations within the U.S., Aries is also able to customize any workforce housing project to suit your location and needs.

Things to consider when buying or leasing relocatable workforce housing:

  • Can my workforce housing modular units be delivered within the time frame I need?
  • Do the modular communities come with additional options such as turn-key services like food service, cleaning service, and waste management?
  • Do my modular housing units come with maintenance contracts?
  • Are the units high-quality and comfortable?

MOBILE BUILDINGS FOR COMMERCIAL USE

A photograph of an off-white modular building with reflective orange construction poles around the building’s stairs and ramps under a beautiful blue-hued sky. There is a covered rollaway ramp parked next to the building. The phrase, “COMMERCIAL MODULAR BUILDING” is in white text on the bottom right.

Whether it be an office building expansion or a full retail space, you’ll want to ensure that you’re providing a clean, aesthetically pleasing space. Retail and hospitality industries can plan on earlier occupancy, giving them a faster return on investment when they choose to go modular. Buildings can be designed to look and function as traditional facilities.

For commercial buildings, it is advisable to include features like reflective membrane roof finishing, prime insulation, and efficient air conditioning units.

It can cost more upfront, but in the lifespan of your use, these features will keep maintenance costs way down. Employee productivity goes up when given an open, naturally-lit working environment. Dedicate a lot of space for your employees to maneuver around in.

Things to consider when buying or leasing my mobile building for commercial use:

  • Do I need new mobile construction, or should I consider used modular building inventory?
  • Will I be best served investing in a permanent or temporary structure?
  • Will I eventually need multiple locations and expansion ability?

MOBILE BUILDINGS FOR EDUCATION

Is the student population growing larger than your classroom space? Have no fear! Modular classrooms offer affordable and quick solutions. Modular buildings bring with them no disruption to students and staff because they are built offsite. They can be designed to “fit in” with your existing facilities’ exterior materials and color.

Giving students an aesthetically pleasing and functional learning facility increases productivity and retention — things like having higher ceilings, attractively painted walls, and great natural lighting.

A photograph of a modular educational building under a blue sky. In front there is green grass lined with sidewalks and bike racks. The phrase, “EDUCATIONAL MODULAR BUILDING” is on the upper right of the photo.

For a more optimized and excellent learning space, noise distractions from the outside should also be controlled using soundproof wall systems. These features will add little to the overall cost but will significantly increase the value of the building, both to your students and potential resale value.

Things to consider when buying or leasing my mobile building for educational use:

  • Do I need new, or should I consider buying used modular classrooms and buildings?
  • Is this permanent or temporary, and does it need to be relocatable?
  • How customized does it need to be?
  • Should I consider a “piggyback contract” (bypass bidding)?
  • Is the modular classroom DSA-approved?

Aries has the best to offer when it comes to modular buildings in the educational sector – whether it be modular classrooms, portable administrative offices, relocatable gyms or cafeterias… the list goes on! Offering quick delivery of portable classrooms for K-12 schools and universities, Aries is North America’s premier modular industry supplier of full turnkey solutions from design and logistics through leasing and financing.

MOBILE BUILDINGS FOR HEALTHCARE

A photograph of a medical examination room with equipment hanging on the wall and a leather table placed beside the wall. The phrase, “HEALTHCARE MODULAR BUILDING” is on the bottom right.

Although patients’ needs are urgent, you should NEVER skimp on the details in a rush to meet demand when you need to expand. It is essential to know the ultimate goal your healthcare space is trying to accomplish.

The quality and safety of your portable healthcare buildings are paramount. They are under stringent codes and regulations. You’ll want to make sure your modular clinic is well insulated but be cautious about your insulation type! Porous insulation can support microbial growth.

Second, specialized medical equipment is heavy — when ordering, make sure that the floor can support all the weight. Floor load capacity depends on the material used to make the floor and the foundation underneath. Lastly, installing an HVAC system that allows you to control zoning, air filtration, and humidity is a must-have in a medical environment.

Things to consider when buying or leasing my mobile healthcare building:

  • Do I need new, or should I consider used inventory?
  • Is this permanent or temporary, and does it need to be relocatable?
  • How customized does it need to be?
  • Is the modular space company GSA-approved?

Are you looking to build a doctor’s office, medical laboratory, or fully-functional hospital? Aries has customizable modules and an expert team of engineering professionals to help you achieve the best modular healthcare facility that meets all your requirements.

MOBILE BUILDINGS FOR INDUSTRIAL USE

When using a modular building in an industrial setting, safety and precaution are your chief concerns.

A photograph of two modular building under a blue sky. The modular buildings are resting on a grassless field. The phrase, “INDUSTRIAL MODULAR BUILDING” is in white text on the upper left.

To achieve an industrial modular building that’s safe and workable, many considerations are essential to watch for. When it comes to fire safety, one should never cut corners. The cost difference between ½ inch thick sheetrock and flame-retardant sheetrock is minimal, but implementing additional safety is invaluable. Making sure the soundproofing is good is key to keeping your employees happy and productive. Lastly, dust and other debris are often kicked up in industrial settings. You’ll want to be sure that your HVAC unit’s filters are constantly replaced to maintain acceptable air quality.

Things to consider:

  • Does the modular company have experience with location permits of site installation services for utilities?
  • Does the modular company provide a warranty?
  • Is the modular unit weather-prepared?
  • Do I require customizations such as blast-resistance or additional pandemic safety measures?

Luckily for you, Aries modular buildings are sturdier and more reliable than those traditionally built. From construction trailers to GLO’s, we’ve got you covered. (Check out GLO floor plans here!)

Aries is proud to be a General Services Administration (GSA) approved vendor for modular buildings for more than 16 years. We are fully capable of meeting the stringent budget and time sensitive needs of different branches of government agencies looking to expand using GSA approved modular buildings.

On the left side of the image is text that reads, “Modular Buildings” and under that is much smaller text that reads, “Educational. Medical. Administrative. Commercial. Industrial. Emergency. Multi-family Housing.” The Aries’ logo is below that with Aries’ contact information and the logo of Inc. 500 on the bottom left.
